Needing Help with Oklahoma Mineral Deed

Would someone be able to help explain this mineral deed, is it deeding 100 net mineral acres in the described 281 surface or the minerals under 100 of the 281 acres, given the 100/281? PDF link below.

Looks like 100 net mineral acres, assuming that the Cady’s owned that much. Otherwise, whatever share they owned.

@Richard_Winblad thank you for the response, the 100/281 apparently was a little unusual notation.

I’ve seen many deeds with similar notations. So it is not terribly unusual. It also may be helpful, again assuming that the grantors owned 100 acres of the minerals described.

The deed portends to convey 100 acres of minerals in and to a 281 gross acre tract.
