I’m a new mineral rights owner in Garvin County, Oklahoma, and am at a loss on calculating net mineral acreage. What does all this mean?
NE1/4 NE1/4 of Section 10, Township 3 North, Range 4 West;
W1/2 SE1/4 and the NW1/4 NE1/4 and the SE1/4 NW1/4 and the W1/2 SW1/4 NE1/4 and the SE1/4 SW1/4 NE1/4 all in Section 26, Township 4 North, Range 4 West; and
SW1/4 NW1/4 of Section 34, Township 4 North, Range 4 West
Those descriptions are gross acres. The first & third, are 40.00 gross acres. The second 190 gross acres.
To get to a net mineral acre, you must know your fractional share of those tracts. In example, if you owned 1/4th fractional interest in the first description, you would own 1/4th of 40.00 acres, or 10.00 acres.
It helps if you read each aliquot set from right to left. So the first one is NE4 (160 acres) and 1/4th of that which is 40 acres.
The second one starts with the SE4 (160 ac) and W half of that, so 80 acres AND the NE4 (160 ac) and NW4 of that so 40 acres AND NW4 (160) then SE4 so 40 AND NE4 (160) then 1/4th of that (40) then half of that so 20 acres AND the NE4(160) then 1/4th of that (40) then 1/4th of that so 10 acres (80+40+40+20+10=190)
The third set is NW4 (160) then SW4 so (40).
As Todd said, you need the fractional share. Usually found in a deed or a will. Grandpa gives 1/4th of his acres to each of his four children, etc.
