Never Received Conveyance Paperwork

Hello! We received a tax bill from Denton county and two mineral accounts that had never been on there showed up (each has a unit with a different operator.) I reached out to the operator because we had never been paid on either of these units. They first stated that we did not have interest in those units. I reached out to the tax office who referred me to the Appraisal group from whom they obtain their information. The appraisal group said that they received conveyance documention for the Units in March 2024 of this year. To my knowledge we have NOT received any information about this. I circled back with the operator who then said they were never provided the recorded documents that convey it to us and they need a copy of the recorded conveyance to transfer? Where should I try to track this down?Thanks! Newish to this so forgive my ignorance.

I would suggest going on the denton county clerk of courts website and doing a search for your name and the name of the person who would have conveyed it to you. Also, you could call the appraisal group and ask them to send a copy to you as well.

Did you lease it to a company? Was it Held BY Production from a previous lease.

I do not know about Denton County’s appraisal site but many of the Appraisal Districts have a property history section that indicates when ownership was acquired and past ownership information.

The CAD will use an appraisal group. The appraisal group develops the ownership for tax purposes based on information provided by the operator/purchaser. The operator/purchaser affects changes to the DOI when provided title instruments that alter the ownership. So start at the County Recorders Office. You can access the records on TexasFile.com. With all this being said, mistakes get made in these processes.
