Just received a new offer and seems a little low what do you all think. Parcel is 38 net acres at 15% post and 500 per acre bonus. They made the offer and less than 10 hrs later I get notified they are going a different direction. I have 2 weeks and the offer is off the table. Sounds fishy to me??
Hi Mark and welcome to the forum. I wouldn’t rush in with that offer. Not sure what others are getting in Dodridge but $4,000 to $4,500 an ac and 16-18% RI is more in line up in Marshall Co. Was the offer from a drilling & production company or just an interested party who wants to resell the interest? 38 net acres is a good amount to bargain with. Check the county online records to see if there are other examples of RI rates and activity in your area. The WV DEP site will have a map you can view to see existing and permitted wells near you. Yes this was an offer from a drilling company. I have been a long time member but the first time I have posted. As stated I feel the offer is low but don’t really know what offers others have been getting. This property is on the outer edge of drilling activity. Is the sign it in 2 weeks with no further discussion and the offer is off the table a normal tactic?
Hi Mark, I’d say the claim that the offer is off the table in 2 weeks is landman tactics. If you are in an area the company is really interested in they should negotiate to reasonable requests. I recall the landman from my last lease negotiations as remarking they would never agree to my demand that they at least match what was in my original lease with Chesapeake as a minimum. They did. As you well know information is power. Sorry I don’t know what others in Dodridge Co are getting but with Nat Gas prices where they are and the future demand this is a good time to negotiate for a reasonable and good offer. Other Dodridge folks need to respond.
Marshall County and Doddridge are quite far away so hard to compare the 2. What was the term on the lease? Can they give you any indication on when it will get drilled? You could wait it out for a higher number but also would risk them never coming back around. Depends on how far outside the activity it is but I’ve heard of leases in Harrison going for 100-500/acre in the last year.
