New Mineral Rights

My grandmother has mineral rights in S28 T3S R1W in Carter county. The rights were passed to my mom and I’m trying to find out if that area has any activity on or around it. Also, wondering if she should sell if possible. Any suggestions would be much appreciated.

It’s in a bit of a dead zone, but these things come and go based on technology and exploration trends. At this moment, there is not activity nearby other than an inactive water disposal well.

I would recommend holding on to it while Oklahoma’s oil & gas market recovers (which will be slower than Permian or Appalachia), but my guess would be $200-500/acre (net mineral acre, not gross) if she needed to sell right now.

If you are new to mineral rights, Welcome to the Forum! I would recommend reading the Mineral Help tab above, reading all the posts on the Carter County topics to get caught up on what is trending. Also, there is a nice booklet put out by NARO (National Association of Royalty Owners) called “Look Before you Lease” by Jim Stafford. It might be found on the NARO website. www.naro-us.org or on Amazon. Check out NARO both on this forum and on their website. Also, get familiar with the Oklahoma Corporation Commission website.

Billy: Welcome to the forum. Be sure that you have at least an affidavit of heirship on file so that companies can easily find you. If the property turns out productive you might need a probate in the future.
