Now it's been a long time my Mom did not have a will and Iv'e had an offer from a land man to sell my mineral interests of 976.00 He found me through face book and he sent me a rough draft of papers, Affidavit of heirship,Mineral Deed, and a Mineral Purchase offer. That's when I started this journey and don't know if I should trust him. I feel today I can put the $ to good use. My Love is scheduled for surgery

It's a tough call. You are at a disadvantage because you are in the dark.

However, today you might even be sure where the minerals are. If potential buyer has sent you a mineral deed, then there should be a legal description on the deed. The legal description should tell you what counties and surveys that they are located in.

What state and county are minerals in??? One thing for sure is you can almost betmoney that he isn't going to spend $$$ if he not going to make it somewhere...

Look in the state where minerals are for unclaimed fundo to start with...

Then if you know counties where minerals are start talking to county court records to find out what back taxes are owed etc to get caught up on...

In order to help you determine what you own and what it might be worth, I need the legal description(s) of the property(ies) and the names of the Wells that you know about.

As Dave Quincy pointed out, the legal description(s) of the lands or interests they have contacted you about should be in their proposed Deed. There may be additional properties as well.

Do you or any other member of your family have your Mother's files?

Copies of any Check Stubs from the Royalties your Mother was receiving, even 17 years ago, would be a great help.

And what Robert Pritchard mentioned about Unclaimed Properties is an important issue as well. Every State has an Office that takes care of such things - part of the Attorney General's Offices if I recall correctly. Usually accessible online.

And then there is the possibility of any Royalties being Held In Suspense by the different oil and gas companies. They may have suspended payments of royalties, waiting for you or your family to complete the Administration of your Mother's Estate. You could have 17 years worth of royalties waiting for you someplace.

In the meantime, I would advise that you not sign anything or agree to anything. If someone wants to buy something from you, it is usually because they know that it is worth a great deal more than what they are offering you for it.
