Hi, I’m new here and just learning. Through an inheritance, I’ve received a lease offer for NW/4 of Section 14, BNlock 36, T-N-4. My portion is quite small.
Any advice on Bonus Consideration per acre, as well as lease percentage rate and terms?

This link will open the Texas RRC GIS Map Viewer on a producing vertical well in your section. Use the magnification bar on the left hand side of the map to zoom out two or three clicks and you will see a producing horizontal well to your west and a permitted horizontal well which terminates in the NE4 of section 14! It would be a good idea to have an oil and gas attorney help you with your lease. I think most reading this would agree you are in a good position to demand a 25% royalty if you have an undivided interest in the NW4. What bonus have you been offered.
