Newbie mistakes many make on first post.

HI There, I was once a newbie and I am still learning. These are the common mistakes I see others making when posting for the first time. I did not have that luxury at the beginning. An executor of an estate made some choices without understanding and caused the entire family to lose dollars. Do not sell or lease to the first offer. You came here for a reason. Understand your options before making decisions. Understand what you really own.

(1) Not enough info about location. State, county, specific land reference if possible are usually needed to help you with an answer. So please post that info in the beginning.

(2) Understand that an acre of mineral holdings in a section is not what you think it is. One acre out of 640 acres (a section) is not %0.156 of what you may actually own in minerals. Usually it is a percentage of some fraction of the whole as defined in a document. There may be many who own mineral rights at different percentages in a particular section or subsection. Don’t think in terms of physical Land.

(3) Naming conventions may be the same in multiple states, So a well named “Who is” or “Someplace” may be in multiple states or counties. Descriptions may vary from state to state as well. ( again the importance of location info to post as referenced above)

(4) Value, whether for sale, inheritance, or something else, that no one can know 100% as each state, county, percentage owned, ORRI, WI ,NPRI type of holding, and location, are just a few factors to help arrive at some possible figure.

(5) I am sure I have missed a lot of other important info that should be listed here. Read what those that have bonafides can contribute and learn. Look at the top section/menu of this website, there are many ways to find what you need.
