O and G lease prices

Right now, with the current price of oil what would be a fair market price on an oil and gas bonus lease per acre in Atascosa County? This would be on 50 acres off of FM 140 just west of Hwy 16 a few miles.

Also, nowadays what should the royalty interest be on lease offer? 1/5 or 1/4?

$2,500/ac & 1/4 is fair.

Thanks for your reply. Got lowballed and I countered with what John Goode said. Of course, the rep said he’d have to check with his higher-ups to see if they will agree. No reply back yet. Why even call if you can’t negotiate? Right?
