O and G lease prices

Right now , with the current price of oil what would be a fair market price on an oil and gas bonus lease per acre in Atascosa county? This would be on 50 acres off of FM 140 just west of Hwy 16 a few miles.

Also, nowadays what should the royalty interest be on lease offer? 1/5 or 1/4?

$2,500/ac & 1/4 is fair.

Thanks for your reply. Got low balled and I countered with what John Goode said. Of course, the rep said he'd have to ck with his higher ups to see if they will agree. No reply back yet. Why even call if you can't negotiate. Right?
