It’s hard to give you an answer. I would hate to give you information without seeing where you’re placed in a proposed unit. Did a Landman contact you? Is there a proposed unit yet? There is time to play hardball with the operator and there is a time you can’t. If the unit is proposed, then ask the landman for a map. If you’re placed in the middle of the unit, you can negotiate all day long getting more bonus money, higher royalty %, Gross Royalty, Pugh clause, Depth Clause, Better Shut-in, etc…
