Offer to buy Mineral Rights - Leon County

I am new here and didn’t know I owed mineral rights in Leon County, Texas. I received a recorded phone call asking to buy my minerals saying they pay the highest price and to call them back. I wanted to see if I could find out what is a good price for mineral rights. Does anyone know? They said the Morgan survey abstract 632. I guess the Morgan is the last name of the original settler out there.

Nothing going on in, or around A-632 Morgan survey as far as GIS viewer. TRRC queries show nothing as well. MK

Just an opinion but I wouldn’t be thinking about what’s a “good price” until I had a clear understanding about the mineral interest that I owned.

I don’t think you would lose anything by calling those folks back and seeing what information they’ll give you like…what amount of mineral interest do they think you own and what are they basing that on. If they’ve done title research or genealogy see if they’ll share it with you. If they won’t tell you anything I’d question if they are people you want to deal with.

If you don’t learn anything that gives you a better starting point then digging in the Leon County deed records may be your only alternative. Using the Grantee and Grantor deed indexes to look for deeds, leases or other recorded documents matching the name of ancestors, on either your father or mother’s side of your family, for generations back who might have had a connection to Leon County or any interest in land or minerals.

That survey is squarely inside Comstock’s Lower Bossier/Haynesville lease area. They aren’t drilling that far to the northeast yet, but they will eventually get there.
