Offers to purchase

Gosh. I have learned so much from the input and mostly helpful people on the forum. I began following when we got some pie in the sky offers from some brokers for our rights. They did not pan out, and predictably (to you all) tied up our rights for a few months.

But I have a concern now. A contributor to the MRF discussions often offered his contact info to help anyone to assess what they held. This seemed sincere and I felt coming from a publicly published forum and a common contributor, this must be okay.

Cut to the concern. After a few phone exchanges, some faxes of royalty stubs, the offer to help turned into a proposal to make an offer for the mineral rights. The offer was always going to be based on a little more research. Then suddenly, there has been no correspondence. I see the person still contributes to the forum, so I know he is not dead. But does not return calls or emails.

My concern is this...With our royalty payment stubs, our 'exhibit A' description, and our final decree evidence, can this person use the information nefariously to rip us off?

I feel so very stupid now. Please don't ask why we are willing to sell our rights. I think this experience explains much of why we feel we would rather just get out and enjoy the wonderful gift.

When you double post or want to erase/delete/remove a post just go to the right hand corner of the page where it says Options and click on that and then you can delete that extra post.

Annie...I don't know where your mineral rights are but if you are in the SCOOP (and especially if you are getting offers to purchase) you may be holding minerals that will be drilled on and stand to make much more money than you will sell for. That being said no one knows your situation and if you need the money now or if you can wait on the companies to drill. Here's some older articles or investor day meetings that might help you make an educated decision. But we've lived around here (Lindsay) since 1960's and was in the oil well service business my dad started around 1950's and we've never seen an oil field boom like this one!!! We've had lots of high offer's to sell but we are not interested at this time. Best Wishes whatever you do!!!

I'm sorry to hear about the bad experience. In the world of forums, no matter the subject there are those that are not as they appear. I too have had a bad experience here with a contributor, so I have an idea how it feels.

Outside of the stubs, it does not sound like you gave him anything that could not be obtained by a records search in the courthouse involved. Even the info on the stubs could be calculated with a bit of work. Hopefully they are just overwhelmed with things going on in the market right now and just bit off more than they can chew.

A legitimate buyer would want the info you provided and would need to do some research to make a fair offer. They need to be sure you are the actual owner, the rights have marketable title, and that amount is correct. That can be a decent investment in time and/or money. If the seller appears to just be shopping buyers, they may not want to put as much time and effort into it. If they are very familiar with the immediate area, they should be able to name a price pretty quickly. As you have already heard, there are those that tie up your rights and attempt to find another avenue to flip them. Or they may keep you hanging waiting on outcome of applications.

The decision to sell is a personal one and based on your situation, not the person sitting back and saying "never, NEVER sell your mineral rights"

Annie..I have visited with Rick in person and think he's a very nice guy and certainly can help you know the ins and out and the pros and cons of owning, selling or leasing your mineral rights. I don't believe he is wanting to do anything but help you in whatever you decide to do. Listen to his advice and you will be better informed whatever that decision is. Again Best Wishes!

Annie, what you describe sounds like someone trying to sell your mineral rights before buying them. In other types of business this is called other peoples money OPM. Trust no one in oil and gas unless you are paying them and then it's trust but verify.

Annie, I think you are ok as long as you didn't sign anything that says they can act as your agent.
