Does anyone know the going rate for a well pad that will be used for an out of section well?
I’m assuming you are the surface owner and are negotiating with an operator to allow a pad to be placed on your property to drill horizontally into another section. All of the perforations will be in the adjoining sections.
This will all be very dependent on the actual location. State and county will help quite a bit. But actual location even more so. The pad site will have direct impact on your remaining property, so it is way more than the price per acre of the pad location. You are likely not going to ever have that property back, treat it more as a sale.
Be very careful in your negotiations. I actually recommend hiring a professional. You need to negotiate subsequent wells, gathering lines, pipelines, cleanup, restoration, storage of equipment, the list goes on and on.
