I have recently been made aware that land leasing in an area where my father and uncle had about 2 sections of land has been prolific. I went to the County clerks office and pulled records of the Grantor and grantee deeds for the land purchase by my father and uncle and the deeds showing the sale of the property to them and the deed where they granted the sale. It appears to me they did retain mineral right but to a what amount I am not sure. From an old friend who still has property in that area I was able to get the leasing company name and the land man's phone number. Upon contacting the land man he ran through a list of names on the property for those sections and my uncles name was there but not my father. I emailed the documents to the land man but he as been evasive. What should be my next move.
I hope I have explained this in an understandable fashion.
I have put about 16,000 acres in my mothers trust and I am starting to research all of this property.
If anyone has any incite into the Bravo Dome CO2 gas fields of New Mexico I would like to address my predicament in that State.
Yes. I am attaching copies of the deeds for a tract of land. On the Sec. 23 BL R it seems to be the whole section and there are reservations but I think they have reserved some minerals. I do not at this time have a deed of the sale from the Wilson Brothers as the grantors. I only now want to ascertain whether they have any minerals.

As far as I can tell, you attachment has made it. Just to help with the interpretation of these documents, would you mind telling us the names or last names of your relative in these deeds. That will help me (or others) determine what you own. Thanks.
Wow! I figured "Wilson" was the likely last name, but I swear I looked through all of the documents and saw no Wilsons. Now, I do see the grantee's on the last document are Jake and Robert Wilson. I should have seen that before.
The Reservation contained in the Deed from the Kinklers to Dunlap and Kahlich is very confusing and there might even be a part that is missing. I wouldn't say that I am completely confident that they reserved what they tried to here, but I would leave that up to a title attorney for interpretation. Assuming your father and uncle still own this piece of property (or reserved all minerals when they sold it), I am pretty confident that they own at least 1/4 of the minerals (which is probably all they own, I am just a little uneasy about the wording of this reservation). The Royalty is another story as there is a 1/16 NPRI out under the entire Tract.
This is all assuming that there are no prior reservations to the first Deed which you have included in the year 1946. I don't know much about the mineral history of Hale County, but it is not uncommon to have mineral or royalty reservations prior to 1946 in most parts of Texas. The fact that the Landtroop's leased the minerals in 1945 makes me think that they probably owned the minerals (or at least part) but that is hard to say for sure without all the Deeds back to and including the Patent of the Land from the State of Texas.
Nonetheless, It appears you have some Mineral Rights to this land if all of my assumptions are correct and if there is activity in your area of Hale County, you might be getting a call to try and lease your portion. I hope this helps and good luck!

Thanks for the look and information. I have just recently began to do my search but do not live in Hale County any more. I will be returning in the future and will try to follow the deeds to perpetuity through to the sale of the property by my relatives. I realize that reservations of minerals and royalties differ and anything might change the outcome. My plan is to research each property as much as possible and then hire the necessary professionals needed to complete the project. I will be sending you more information in the future as soon as I find it, I hope this is OK with you. I am currently research a 10,700 acre tract of land in Union and Harding Counties of New Mexico which these guys had purchased in the 1970 era and sold about 2 years later. This search is going to be gruesome as there is much missing information and push from the current mineral owners to keep anyone away.

Your comment is well received! I have a high school acquaintance who is a land man and he was a bit perturbed when I expressed my concern. I had to reiterate that I do not believe all land men are corrupt but I certainly feel that where the opportunity exist the possibility exist.
