Payne Co. Warranty Deed/Mineral Rights

Howdy...

I have a warranty deed 1979 ggmother sold to grdmother the following:

the following real property and premises, situate in Payne Co.

An undivided five-twelfths interest in lots 1 & 2 and east half of the northwest quarter of section 7, township 18n, range 4 east.

together with all improvements thereon and the appurtenances thereunto belonging, and warrant the title to the same against all person......

Is this property or mineral rights or????

Then grdmother passed and the only thing we saw was a .241 mineral rights interest in the above property.

I have not found where she sold the undivided five-twelfths interest.

I do not understand this.

Any suggestions about what I should do now and how to do it, I am lost.

I'd suggest hiring a lawyer familiar with the area who has access to the county records. Jeff Hirzel is the lawyer we used in Guthrie. I know there are people in here who have used other lawyers they also like.

Online records dates are Dec 1966 - Oct 10, 2012. Images, however are only available from 2000 forward. If I had your Grandparents names , I could take a peek for you.
