New proposal at Sec. 12-17N-4E (640.00 ac), Payne County. Proposed well–Wilson #12-1MWH by Calyx Energy LLC, Universal Land Services, LLC, Travis Trimbook, Landman, surface location NE/4 Sec. 11-17N-4E to terminus S/2 Sec. 12-17N-4E.Operator John Podowski, COO. TVD 4100’ TMD 8500’. Est. $2,891,515.00. Offer ranges and is in terms of “per net mineral acre bonus”, 3 year term. Offer includes interest in well completion. I am new to all this. 1/4 royalty but I am unsure of my true net mineral acres. Any suggestions on how to proceed?

Hmmm?..That property belongs to my brother and I (S12 T17N R4E NE) and the NW 1/4 is my parents…and our minerals are leased to Calyx. Would LOVE some more info on this!!

First, let me say thank you for the input. This forum is exactly what it is defined as. I spent the time read the do’s and don’ts. So far so good. The offer I and my brother have goes, direct interest, $250 per NMA + 1/8 royalty, $200–3/16, $100–1/5, and $0–1/4; 3 year term. I have an old lease dating to the 1980’s (expired)

Is best just to go to the County and research to obtain the documents for my rights? I talked with a County staff Shelly who said they would show me the books. I have conducted easemenr searches before and have read the insights concerning mineral deeding. Or will the Landman for the oil company tell me which exact surface land tracts I am involved with?

The proposal letter is just to make the ones who have not leased think they have to make a move. They want to get as much leased in the township before they start drilling so if they get good wells they will not have to pay more for the leases. In 12 they have to file for a spacing & a pooling before they can drill which they have not done. I got a letter from a Co. 6 months ago & nothing has happen yet. There have been poolings filed in sections 18,8,3,2 and they were ordered to offer a working interest or one of these, $250 & 1/8th, 200 & 3/16th , 100 & 1/5th, or 0 cash & 1/4th. I found some very nice completion reports in 17n-4e there are three wells in section 3 ,one tested 545 bod & 774 mcfd and one tested 411 bo & 877 mcf, one in 11 tested 259 bo & 652 mcf Not much info on long term production yet but one in 5 from June to Oct. did 10,511 bo & 66,542 mcf. at that rate they will pay for drilling the well in less then a year, 100 % return in a year, a little better then the bank, plus uncle sam will pay part of the cost of drilling. You ever think about taking a working interest with part of your interest ?

What are you looking for in the records ? I can get a lot on line if it s not real old

Based on what I have read at this site, it is in my best interest to obtain the records necessary for a complete “chain of title”. Noting that there may difficulties in a “complete” chain. I would also like to make contact with surface owner and other mineral right holders to understand any or all issues. I will be calling other family members this weekend to gather what documentation of mineral interests they have. What are the parcels associated? Or is that unimportant?

Anybody heard about anything going on in Sec 6 18N R 1 W in Payne county? Devon is drilling all around our area but have received no info from them.

Randy it looks like a surface damage issue to me .

In sec 17, T19N, R3E, we now have papers showing “vacated Orders #276780 & 271051& extension of purview of Order No. 606865 (Mississippian, Woodford, Sylvan & Viola with Wilcox common source of supply”. I think my real concern here is the “governmental section” wording, which may mean the actual well vertical hole location must be near the center of the section??? I originally thought they were going to bore horizontally from adjoining sec 8. What is the “governmental section”??? & is this good or bad or just a surface damages issue??

Thanks Randy! I not really waiting to hear anything specific from them. Just thought if they were getting close to drilling in sec 6 they might let you know. I wonder if there are any plans to drill in that section. I don’t know if they drill in every section or just skip around.

Teri There is a well in 8 that from May to Nov produced 18,250 BO & 14,610 MCF . And one drilled from 8 under 5 that did about 19,000 BO & 11,456 MCF for the same time . What are you waiting to hear from them ?

Just wanted to know how long it is between the time the OCC signs off on well spacing and the time they may spud a well. There was a hearing with the OCC on 4/4 for Logan County Sec 36 T19N R2W for three additional wells in addition to the original well that was approved several months ago for that section.

Larry that is like asking how long is a piece or string. They are asking for the pooling order to be good for a year . They have filed for no drilling permits yet but that takes no time to get. Do you know if they have built the pad yet ? If they have it could be any time within a year.

Ron, talked with the land owner the other night who bought it from my grandparents, He said Devon has been negotiating with him for awhile on the right of way for a pipeline. I asked him if there was any word on the construction of pads. He said not yet. The reason I was asking was that my lease runs out on 10/1. Devon does have the option for another term. Just wanted to know if they might drill so they would not have to pay another bonus. If you find out anything could you please let me know on this forum that the permits have been taken out. Any word yet on drilling permits. I did find out yesterday that Devon got the three additional wells approved for Logan Sec 36, T19N R 2W. I guess it is just a matter of time.
