Derek, The Noble county recorder’s office is customarily called the County Clerk’s office and here’s a website you can use, but it’s not 100% accurate. http://www.deeds.com/recorder/oklahoma/noble/ After 2000-2003 paper documents are Electronically recorded (E-recorded), but for old documents you need to go to the courthouse or have someone search (run) the mineral records, because the old original deed may be silent to the minerals or part of the minerals, so the minerals may not have been electronically recorded. The Noble county clerks office is where I would start. However, running these old records can be quite complex and the clerks are overworked and often not able to assist mineral owners, so I recommend hiring a landman (person). I have a childhood friend who might be able to help or you can ask at the courthouse if they know of someone who can help you. Some times a local real property attorney will have a paralegal who is running records and will do so for you, but the cost will be more.

You are asking too much for a pioneer! It only takes paying or looking .

I don’t think you’ll need to pay anyone to find out production. After all, that is what forums are for, for members of a community to help their neighbors. With that said, I really don’t know that there would be any actual “production” numbers for 11-17N-4E as there only appears to be a surface well on that section that terminates beneath the section north. I am very new to this also, but there are people in this forum that can help (and won’t hold it against you that you’re a “pioneer”).

Derek Freeman, What ever you do, don’t let anyone talk you into selling your minerals to them. I know professional landmen/women who can help you “run the records” at the Payne County Courthouse in Stillwater, OK and find all the minerals your family owns. Your minerals are very valuable, so do not sign any papers until you fully understand the difference in leasing and selling minerals.

Thank you Martha, I didn’t plan on selling them. When you say to “Run the Records”, how is this accomplished not to sound inexperienced but…? By phone , computer or mail request? I’ve tried to access on the Payne County site but everything after 2000 is not uploaded for some reason. It says they on record at the Recorders Office. I’ve been going crazy trying to find sites that may have documents archived or access to them somehow. I have documents so old they don’t have the normal methods of looking them up on search sites, one of them is QCD in Noble County that was received and stamped by the land Dept June of 1930 I think? Couldn’t be 1830 but the book # DR43 Page 505. I can’t find it ANYWHERE but it has all the impression stamps, it’s for Lot 1&2 in Block 42 Original Townsite of Perry, OK.

Wow Martha thanks for the heads up info, you have definitely got the bronco running now! I currently do have an attorney in OK & CA working on these matters for us. My Mother is really anxious to find out how it is that she is still being recognized as having Mineral Interests by the Oil Co.'s when she thought she had signed it over 12 years ago and at 90 she’s concerned it won’t get handled before she passes. I tried to look at the case you added to your last post and it’s coming up with an “Server Error or Items have been removed” page? Would you know if an Oil Company is obligated to send us a copy of our Title Opinion to us if we formally request it? Thanks again for reading my questions and responding to them with your experienced opinion. For those of you with lost or defective title to minerals: Recent Oklahoma Case law may limit amount of curatives for chain of title of severed mineral ownership, but case law is still insufficient and precedence has not been set. Therefore, if you have found lost minerals or title defects and need to reestablish your chain of ownership, do not accept reliance on a division order title opinion where the title examiner has used the application of the Oklahoma Marketable Record Title Act ("MRTA ") to quiet title to severed minerals. Instead, hire an attorney to search county records and make sure all (no matter how old) your title defects found are legally cured and properly recorded with the county clerk, then legally presented to the oil and gas company of record relying on the division order title opinion. http://jay.law.ou.edu/faculty/Hampton/Mineral%20Title%20Examination…‘Notice’.pdf

Derek, Most often an oil/gas company will not give you the entire division order title opinion, but your attorney can request the part of the opinion that deals with your minerals in question. For example: The division order title opinion should list each owner of an interest in production and that owner’s decimal interest. If there are issues regarding the correct ownership, the opinion will discuss those issues and what needs to be done to “cure” the problem(s). These issues are listed as “requirements” in the opinion. However, a title opinion is just that – an opinion. It is prepared by attorneys, but it may be wrong, because it is based only on documents provided to the attorney to examine, but the attorney may not have seen documents that affect the title, or the attorney may have missed provisions in the documents that affect the title. This is why it is very important for you to have a professional run the records and find your chain of title and ownership.

“County Maps”? Does Anybody have any links to county MAPS that show the “Sections”, and or “Townships” including acreage scale in order for me to locate the areas of ownership?

Anyone have any news on what is being paid for lease bonuses in Eastern Payne or SW Pawnee County? We are in 30-20-5E Pawnee Co. right on the Payne-Pawnee line. We’re up for renewal, so looking for what the market is.
