Which is the best offer?? Is there a huge difference in 3/16 and 4/16ths if it is a good producer? Should I take bonus or not??
G. Win, Leases are going for over $200 / acre bonus with 1/4 royalty for 3 years in Section 17-18N-1W with offset wells about the same production.

Thanks for the info Martha!! I am new to all of this. Then if I am pooled, is the 1/4 royalty a big difference in payout than the 3/16 royalty if it is a good well?
I only have 4 acres.
G. Win, 3/16th is equal to 18.75 % and 1/4th is equal to 25.00 %, so you get 6.25 % more if you lease for 1/4th.
G. Win, Here’s an excel production calculator from this mineral forum. You will have to save it then open it and enable editing to use it.
Calyx offered us, for less than 5 acres, 3 yr term:
Sec. 24-T18-R3
$250 bonus/acre @ 1/8 RI;
$200@3/16th,
$100@ 1/5 th ;
and "No Cash Consideration for RI of 1/4th. This section is being pooled, failure to elect (for non participating) receives $250 @1/8th.
Hope this info. is useful to someone.
Louise, OK chapter NARO President Mason Mungle said he leases to 3rd parties instead of the operating company and here’s why. Example: Devon is now offering $400 / 3/16th for 3 yrs in Section 17-19N-1W and 3rd parties are paying more than $200 / 1/4 for 3 yrs. for the same.
Thanks Martha!!
Who’s leasing in T19N - 1W. I have some rights in sec 10 and want to lease? The address is wrong on my mineral deed so I’m hard to find. E-mail me at [email protected] if you know a lessee.
Clarke,
I have 5 mineral acres and a 3/16 lease. My interest for that acreage and the 3/16 royalty is .00146484. Multiply 330 bopd by 30 days, times an average of $100 per barrel. You get a total dollar figure. Take my decimal times six, since you have 6 times the acreage if you have a 3/16 royalty. You take your decimal and multiply by the total dollar production every month which will fluctuate because the price of oil goes up and down every day, but lets say an average of $100 per barrel over the month. You have the gross that you will get. You have to subtract the percentage of federal taxes that you are going to have withheld and the state of Oklahoma is going to take their 7 per cent regardless. You should come pretty close to the net. Remember what mineral interest owners get is right out of the wellhead. The operator and working interest owners bear the cost of all maintenance and disposal of any fluids like salt water after the mineral owners have been paid. before they make a dime.
If you have any questions your decimal will be in the DOI papers that we should receive in July or August. You should probably call the Devon Revenue Department and ask them if you are unsure.
