We have 20net acres in sec 30 18n 3e and just saw pooling orders from Devon. Our lease is with American Energy. Is it possible for Devon to drill with us receiving benefits? Spacing was for 640 acres.

Martha, I have given them the Detail descriptions of how my father soldthe quarter section with all Book and Page Numbers. time and dates. They have been presented by the executor of the will the name and addresses of the heirs and this has been accepted. I do not understand at all, the reason for stating a Clouding issue. Unless it is just a delay.
It would be illegal to hold your royalties claiming cloud on title when the division order title opinion proves there is no cloud, so companies normally don’t fib about clouded titles. There can be many problems that could be clouding your title, but these title defects should have been found when the minerals were appraised which is part of the probate process. Did the executor of the will have an attorney probate your dad’s will and estate and receive letters of testamentary? If so, a probate judge should have issued an order for hearing upon the final accounting (of the probated estate) and then there should have been a petition for determination of heirship, distribution and discharge. If all was correct and there was no debtors the judge would have signed and closed the probate case. You mentioned your dad selling part of the minerals, so there could be a non-participating royalty interest that has not been correctly established and/or incorrectly leased and it went through probate without detection. If the operating company division order department will talk to you and tell you what type of cloud they have found it would be a starting point for you, but if they won’t help an attorney will have to examine your title and find the defect(s).

Lloyd McAlister in Edmond. Set up my trust and I believe does probate work. He seemed up on the laws when he worked on trust. Also, helped me with oil lease amendments.
RE: Joyce problem - Calyx - American Energy.
I have properties AE is paying that used to belong to Calyx. I have had nothing but POOR service from both companies. First Calyx sent me a leasing offer, I responded then never heard back from them. Then I got a pooling notice. When I inquired then they told me I had Royalty only with no executive rights (ie: I couldn’t execute a lease, someone else would for my benefit). Then I waited and waited, never heard from them. When a considerable amount of time has lapsed and I inquired, quoting the Oklahoma Production Revenue Standards act and pointed out they were going to pay me interest on late royalties I got a return email at 10pm on a Sunday night! They went on to explain I had title requirements which was never- ever communicated to me. I got some of them worked out but still had to hire an attorney to get them to get up off their cans and get busy on it, even though they had to pay me interest and still owe int on the remaining part! Even if you have title problems once you get paid you are due 6% interest on your royalties they have held over 6 months from the date of sale. Good Luck!

Does anyone know about two additional wells Devon is drilling in Sec 06-18N-01W Payne County? They are named the Curtis 06 2WH and the Curtis 06 3MH. They are being drilled from section 07-18N-01W. I can’t find anything on them, but I know they have started drilling them.
I’ve been getting regular letters offering to purchase my mineral interests in T18 S10 R3 and the offers have been for progressively larger amounts…the last one for $3900 per nma. Do any of you know what might be going on in that area that would generate those kind of offers? I know the royalty checks certainly aren’t reflecting any kind of a bonanza
