Just inherited some property in south arkansas. How do I find out if there is a lease on it and/ if the mineral rights are included.
Dude. watching your post closely as my wife inherited MR on land in Independence County. I’ve done some research and think AR counties are in the midst of digitizing records so there is not a good place to search records online. Let me know if you discover a good website
The county courthouse should have title records in paper form back to statehood. At statehood, the minerals and surface were granted together. Over time, the minerals may have been severed from the mineral rights. You can go to the courthouse for your county and ask the clerk to show you how to use the books. Or you can hire a landman to do it for you.
If you want to know if there is oil and gas activity nearby, you can post your section, township and range and someone on the forum can usually help.
