Question about Mineral Deed & Conveyance in Kingfisher OK

I was contacted by a land man who has made an offer to purchase mineral rights we inherited through my grandmother’s estate. We don’t have the records of these rights or any leases. He has seen her estate named on these leases and says he can try to cure the title and collect back royalties due to us. He has also made an offer to purchase any minerals he finds. In order to do this work he is asking us to sign and Mineral Deed & Conveyance for a variety of sections. Can anyone advise on if this is a normal way of doing business and who could advise me on whether this is a good offer? Thank you!

You should contact an attorney and reputable landman. A mineral deed and conveyance will transfer your rights to him, and you could lose all your rights with nothing to show for it. I am not an attorney and this is not legal advice.

You can cure the title with an attorney and collect the royalties yourself. If you sign that Conveyance, then you are selling him the minerals upfront and he may not do anything that he promised. This a way of doing business, but not a good way nor a good offer for you.

Ask him where the leases are, who is the operator and get as much information as you can, but DON”T sign anything. Then do your own research. Also, check unclaimed properties in OK and any other states your grandmother lived.

I would recommend not selling at this point. His offer may be great, but until you know what you own and what revenue/royalty it produces, you may be selling out for too cheap.

If you inherited a house and you didn’t know where it was or what it looked like or the value, you wouldn’t sell it. Same thing here.

Thanks to everyone for your advice! We did not sign anything, and we are going to do more research. Need to find a good attorney or consultant in Kingfisher to help us. Any recommendations would be very appreciated!
