My mother apparently inherited the mineral rights of 2 parcels, NWSE 24-149-12 in McKenzie County, and SESE 12-153-104 in Williams County. I am told both parcels are 164 acres each and I believe she inherited all the mineral rights for both parcels. How can I confirm this?
Isn't this called her net mineral acres? Can anyone help me find this information or point me in the right direction.
Once this information is determined, would my next step be to begin work on negotiating a lease?

I work for a small oil and gas company and would be happy to help in any way I can. Can you provide the full legal description for the first parcel you mention (NWSE 24-149-12)? I see the Township (149) so can you verify the Range and Section? I can look at the North Dakota Recorders Information Network to see if I can find the mineral deeds for you.
By the way, I just looked up T.153 R.104 Sec. 12 and there has been production in this spacing unit (Sections 1 and 12) since 9/2011. The operator is Oasis Petroleum North America LLC. Your mother should have received an offer to participate and if she hasn't, I recommend contacting the operator ASAP. This well (Moore 5304 13-1H) is doing quite well.

You are lost. I'll try to help at least get you started.
Each of your sections would be 40 Acres. There are 640 acres in a Full Section. Divided that by 1/4 you have a quarter section, and that is 160. You have a 1/4 or a quarter, so that's 40 acres. That said sections can be more or less than 640 to account for the curvature of the earth.
Secondly you and your family should have filed any ownership changes to the minerals in the County "of Record" with the County Clerk and Recorders. Many people don't know this, so they don't file wills, etc. This is actually your responsibility, but many oil companies will help you do this, as they have a responsibility to lease the proper people/owners.
You should know what you own. And you obviously don't, so you should "run title". This is costly. You can do it on your own, by going to the counties and following ownership changes to minerals. You can hire a landman to do that, or you can hire an attorney. If it turns out you don't own very much this could end up costing you more then you actually would gain in knowledge.
So, you should first contact an attorney that specializes in Oil and Gas Minerals in the area. They will get you started.

Dan, My sister and I are co-tenants of mineral rights in Renville County, ND. The dimensions are: T 162 N, R-87 W, Section 12: E1/2 NW 1/4, SW 1/4 NE 1/4, NW 1/4 SE 1/4. The deed is on file at the county clerk's office. I'm not sure how much acreage would be involved here. Any idea? Also, as far as I know, these quadrants are still pretty far towards the east of the Bakken area; so I suspect there's yet to be any active drilling going on. Thanks much.

Your family has 160 Gross Acres. How many NET ACRES that each of you own depends on previous ownership changes. Did any of the mineral get sold off in the past? Get split off to other family members in past generations? i.e. Grandpa was the homestead and he had 3 kids, then they had kids. Also there is rarely a "co-tenancy" in mineral ownership. More likely you got "an undivided" portion. (which of course is the way it's done usually but not 100%) You would have half or 50% of what your parent owned, and your sister has the other 50%. If your parents owned 100% of the minerals you would own 80 Net Mineral Acres and your sister most likely would own 80 Net Mineral Acres.
Yes, that's still out of the currant circle for Bakken Exploration, but not a long ways off. What you want to have is any deeds or transfers of ownership (wills, deeds etc) on file in the county that proves you are the owner of the minerals. If you have moved since any transfer or changed your name, it might be a good idea to file a "statement of ownership" What you want to be is easily found when the oil companies get interested. They will contact you...but you want to be easily found.
