We have leased our mineral rights twice before, once in 2000 and then again in 2017. Each time in the past they leased ALL (80.5 NMA) we own within the 640ac Section.
Today we have an offer to lease but appears to specify only the 190ac tract in the middle of which we have about 20 NMA. Now, I may not ask this question correctly, but here goes,
Is this common to only offer to lease a portion of a 640ac Section?
As I think you might understand, we would hope to lease them all.

It depends upon the type of well they are planning to drill and if there are acres that are already held by production. If you post the state, county and location by sec-township-range or block, abstract and section for TX, we may be able to give you a better idea.

We are in Ward County Texas, Blk 34 Section75, A-215
Endeavor Energy operated a horizontal well for about 14 years. Then there was a vertical oil well that produced in years past. I haven’t spoken to anyone from Point Energy, in fact, they haven’t sent leases to all in the family yet.
