I am looking at a Lease from an Independent Land Manager, under contract to EOG, to lease the mineral rights from property located 7-8 miles west of Moulton on FM532.
I would like to know a reputable, experienced Oil & Gas person that could assist me in negotiating and rewriting this lease. This person might not be an attorney but, if not, must have successfully negotiated and assisted in writing the lease to the benefit of the lessor.
Does anyone know what are reasonable Bonus and royalty numbers for that area?
Does anyone have names of persons that I might consider using for the Lease negotiations and redesign to benefit the Lessor?
Thank you.
William Natho, attorney out of Yoakum, is the guy you need.
Thanks for the recommendation. Do you know him personally as I can't find anywhere on the web where he handles oil & gas leases. I thought that I needed someone who has done many deals or don't you agree?

Yes we know him personally. He's been our attorney for years. Many oil companies deal with him as do many people who are dealing with leases. He's been very busy lately, bu t you wont go wrong using his recommendations.
His number is 361-293-2652
Thanks. I need to put all my thoughts together before consulting an attorney... can't let the meter run too long :) :)

Jack, I recommend Joe Christina, with Porter Rogers Dahlman and Gordon in Corpus Christi. I've worked with Joe for the last six years, and know him to be a very knowledgable and land-owner oriented oil and gas attorney. I know he has crafted some very strong leases for some large ranching families in south Texas. He recently did a lease for me in Andrews County, and the lessee and I are very close to finalizing our negotiations with only a few changes. Remember, you only get one opportunity to negotiate your lease. If your property is productive, you will have to live with the terms of the lease for hopefully a long time. Best to start with a strong lease. You can also relent on terms that are deemed "deal killers." Joe's direct phone number is: (361) 880-5833.
Thanks. I need to put my thoughts together and then select someone. Don't want to start their meter running until we are ready to move along quickly.

I elected to use a local atty in Hallettsville, office on the square. Try Marc Schwartz,361-798-3668. My neighbor
and I had him draw similiar leases with Cypress Oil and Gas last year.

Thanks. I now have enough attorney contacts and will most likely use one of them. Now I need to know what are good numbers to use for Bonus and royalty in that area west of Moulton.
