Received mineral rights purchase offer

We have interests in block 34 H&TCC RR Co survey and received an offer to purchase part or all nma's. Does anyone have information on current average per acre mineral rights sales amounts in play at this time?

The value differs based on whether the property is unleased, leased, producing, etc..

I own mineral rights in block 33 of the same survey. Over the course of the last couple of months I have received numerous letters and calls wanting to know if I would sell my mineral rights. With all this interest from different companies, it makes me wonder if they know something I don't. So, I've decided to hold on to my interest. When I get in excess of 10 calls, it tells me something is definitely brewing.

A landsman who lives across the street from me told me the rule of thumb if one is going to sell mineral interests, the $/acre would be three times more than if someone were to just lease the rights. So for example and to keep the math easy, let's say a lease would pay $1000/acre, the sale of the mineral rights would be $3000/acre. However, I think this may be dependent upon the number of acres you have. It could be more, it could be less depending on the acreage.

But I would suggest getting more advise from others in this forum and an experienced oil/gas attorney before proceeding any further. For all you know, you could very well end up shooting yourself in the foot by selling prematurely.

I own interests in Block 33 as well and have received an offer. It was not for 3 times the lease amount per acre, it was less....which is OK, we would not sell anyway.

I would like to hear from mineral rights owners in this area that have received offers recently. It may well be that something is starting to happen in the area and any kind of data we can all get would be helpful.
