I know there has been discussions of problems with Reeves county taxes and collection in 2022-23 on this forum. I just got a nasty letter from a law firm regarding back taxes owed but in my deceased (over 20 years) grandmothers name that to our knowledge has never been on a mineral deed nor on a division order. To date I have spent 10 hours trying to deal with this on many different levels including Reeves cad.
Who was your grandmother? Sometime law firms do some research and find heirs to a mineral interest. They also hire genealogies to find people to notify them before they auction them off.
This happened to my elderly mother she got a letter from a law firm saying she owed property taxes in reeves county, she called reeves county tax accessors and they told her it was a scam that was going around
we went through all of that over 10 years ago. There is no mineral deed nor division order that we know of in my deceased Grandmothers name.
It’s possible the interest was inherited by your grandmother. No deed or division order would be filed if that is the case. Any of her siblings live in Reeves?
No siblings in Reeves county most deceased my grandmother received the mineral rights in early 1960’s via a sell for $1 from her husband. We were told she had sold them until a land man track my mom down in 2011
I thought it was a scam at first too, but I can see the taxes in my grandmother’s name on Reeves County cad. I’m just confused how it happened as I have been told tax information is created from info that the oil company sends, and again noting of my grandmother’s name on the division order? Wade Caldwell’s firm is helping as we get no help from Reeves county nor the collecting law firm so have been advised to contact Capital Appraisal group in Austin. I have left phone messages and having difficulty opening up their we page.
So there was a deed from her husband. That’s the answer.
In short, you have three options:
First option is to do nothing, which sounds like that’s been the approach since 2011. The lands will eventually be auctioned off at public sale.
Second option is to hire an oil and gas attorney and pay off your portion of the back taxes.
Third option, sell to a mineral buyer and let them deal with the problem.
Do a search at Texasfile.com in your grandfather and grandmother’s name. There must be some documents in Reeves County that has your grandfather listed as owning the minerals and passing to your grandmother.
