I, like Lea Scalf, was contacted by Shaw Interests, on behalf of MDC Reeves Energy regarding my property Sec 21, Block C-9. The offer was $750 nma (3 yrs + 2option yrs, same rate) and 9/40 royalty. I understand 25% is a fairly standard royalty, but I was wondering about the lease bonus. It seems low to me. Anyone have opinions on current rates? I last leased this property for $800 about 5 to 7 years ago for $800/acre. All opinions are appreciated.
CWEI just permitted a well in Block C-7 PSL, Section 26. Itās 8.8 miles SE of Pecos. Part of it is in the Toyah Lake bed.
Neither of those blocks are mine, Buzz. I was just trying to make the point that they are quite a ways from each other. I do have a small interest in C-8, SEC 26 Iāve been trying to lease for years with no offers. Thanks. Linton

I am new to this since inheriting the mineral rights from my parents. I have interests in Block C-9/21 and Block C-9/19. They are offering $2,000 per net mineral acre. Do you think this is a good deal?
Denver, I would read through these posts, but to me it sounds a lot better than some of the other offers for that particular area. Of course it also depends on the other terms of the deal, i.e., the length of the lease, whether itās just a three-year primary with no extension, and if they are going to give you 25 percent royalty. Just my opinion, and that aināt worth much! Linton

John- Search UT Lands Surface Damage Schedule and use these figures as a floor. You may want to start at multiples higher depending on your circumstances. Whether they are claiming eminent domain rights also impacts what you can get. Once you look at the damage schedule you will see the type of questions you need to ask regarding width of easement, size of line, etc. Also, try to get a term easement instead of indefinite and limit the easement to what they are building, not a bunch of expansion opportunities with no additional compensation. Anybody know anything about Noble Oil & Gas and their viability in Reeves as well as current rates for 3 year extensions? They bought Rosetta which held my lease extension from EOG. All expire June 2016. Iām in 265 & 266 of Block 13.
I have a 3 yr lease with Clayton Wms., no extension, & it expires in 2 weeks. Terms 1000/ac, 1/4th. A few months ago they called and offered $750/ac for 2 yr extension & I turned it down. A few weeks ago they called and offered $450/ac for a one year extension & I turned that down. They have a permit to drill but donāt know if theyāve spudded yet.

I think thatās right, Linton. It will tell Operator and you should be able to click on āpermitā and it take you to the Permit to Drill.
