Buzz, thanks for all you do for people on the site. I’m not local and so feel a bit at a disadvantage. We have a mineral interest on a parcel in Reeves County. The legal description is as follows:
Is there any local salt-of-the-Earth hospitality available for an out of stater in the form of advice beyond what I can see on the TXRRC GIS? Local talk, Landman lore or even overheard whispers from prairie dogs? I took a quick trip down to visit our W TX relatives recently and saw rooms in Odessa going for $279 a night, overnight millionaires eating at Dairy Queen and a motel owners beaming with no vacancies every night. In addition to which, when making reservations to stay in Brownfield, we were given a comfortable air conditioned room in Brownsville by our friendly neighborhood representative in Bombay. It’s all good. Can you help?
Mike – I’m at a similar disadvantage to you, being out of state. Recently, I have visited Pecos every two years… last time Jun-11. Speaking of motel rooms in Pecos, you best reserve one a couple of months ahead of time!
Your Section 36 is located 5.2 miles north (and slightly west) of Pecos city and butts the Pecos River, right? Petrohawk is extremely active in Reeves about 6-9 miles west of you, having 7 rigs currently drilling horizontally 7-11 miles NW of Pecos. Across the river from you, little (by Far West Texas standards) Ward County has 22 rigs running. Big name operators are Anadarko, Apache, Chesapeake, Cimarex, Devon, Energen, Oxy and Whiting… most drilling horizontally. With a lineup like that, you know the pickings are good! Buzz, thanks much for your feedback. A relief. Ultimately our lease has fallen into the hands of a joint venture between Anadarko and Chesapeake. We’re into our 2 year right to extend which terms in 2014. No known drilling permit since the trip earlier this month. On my drive I noted significant drilling activity in Terry and Hockley counties. Just the highway view of course. Lots of brand new farm infrastructure in the panhandle too.
Buzz, Being way out here in Nevada I am finding it difficult to place locations in reeves county as to its proximity to Pecos. From your posts I believe you could pin point the location of Block 54 T4 sec 30 in Reeves county. I think we are north and west of Pecos. I would almost bet you could tell me how far and the activity in that area. Thanks , Phyllis

How are ya’all dealing with “sulphur” in your leases. I usually strike it but am in a situation where they want to leave in “sulphur and other minerals” but it’s not clear what the payment would be if they decide to mine it.
Hey Buzz, just a quick question on the GLO map. My property is easy to find and identify, but the “grantee” name on the map (a name with which I’m totally unfamiliar) is different than the one on the detailed info (my grandfather), and in the detailed identification information under “leases” it says there are none currently and have been none historically, which obviously isn’t correct, since it’s been leased to Anadarko for many years. Have any idea what’s up with that?
I could not find my question on the forum from my first comment. This must mean all the potential Gas in the Barnett and Woodford are in addition to the Wolf Bone Trend.

That is correct. As far as potential in the Barnett and Woodford, Chesapeake has 41 gas wells, mostly around Toyah and West, North and East of there, that they have been producing for 5 or 6 years. They have been for sale since Dec-11 with no apparent takers. With gas prices below $3, IMO, the Barnett and Woodford gas in central Reeves County is not commercial. I’m in three tracts in 54-4, NW of Pecos. Anadarko has the lease thru October of next year. As they have NO activity in Reeves County, I wonder if there is any chance that they farm out their position to Petro Hawk who is nearby?
Anything is possible. We have a 3 year lease with Petrohawk in Block 58 Sec. 15-16 and the people that rent our land for grazing purposes have land about 6 miles South of us. They just had a well drilled jointly with Energen/Petrohawk. Their lease was with Energen.
Lastly, I like this language in an Oil & Gas Lease: “Expressly excluded from this Lease are lignite, coal, sulfur and other like minerals.” Later – Buzz
Buzz RE tax bill I figured that you c we sold the surface and only kept half of our minerals like a fool The taxes were minimal just thought it was a good thing to do at the time…
Shanthi –- your minerals are located 10-11 miles WSW of Pecos city, a mile or so north of I-20. You are 11.6 miles SW of Mike and only 4-7 miles SW of Petrohawk’s activity. Of the active drillers in Reeves, Petrohawk, Comstock or Eagle may likely be interested in your lease. Since I’m not local, please consider this bit of information very sketchy. Hope this helps.
