Hey Liz, my family’s interests are near yours. We have some south of you in Block 13 and some directly east of you (just a few sections over) in Block 52 T-8. Its fun to occasionally run into people here who have interests nearby.

Liz, we also have an offer of $1000/a and 25%. They have given us an ultamatum today that we have to 5:00 today to accept. HUUUMMM anyone have a comment on that. We have another landman that we have been dealing with. Sooooo what do ya’ll think about this???

**I don’t think I would accept an utimatum. depends on the curcumstances tho’ . I don’t know just where your minerals are loctaed but we did better than that almost 2 years ago. Stick with te 25% **

Mrs. Jackson – there’s a whole lot to be said about leasing to a party most likely to drill a well on your property. While the bonus payment is nice, the 25% royalty from a producing well(s) is where the real money MIGHT be… but there are few dry holes in this unconventional play, mostly S and SE of Pecos. IMO, 25% royalty is tops and, as I understand it, C-W’s going rate in your area is $1,000 per acre. Knowing you’re living in the vacinity of the boom, you deserve your own producing well(s)… notice the ‘s’. Hope this helps. Later – Buzz

PS - you have to be comfortable with the deal you make and the timing. If the deadline passes, you can always call the landman back.

Thanks Liz and Phyllis, we agree with ultimatum. It sucks…The company is Clayton Williams and they had the prior lease. We sit right in the middle of the drilling area. Pecos, Tx Sec 192, block 13 . There are completed wells in walking distance of our house all directions. umm about a mile or less and at night this whole country is lights everywhere. We deffinately have a boom going on. My house is falling in on itself figurative speaking as there is what we called the ranch road that runs in front of our front door within 40 feet. Never was a problem before but the drilling on the ranch has been unbelievable. The trucks coming and going has been like a highway. And the people driving these vichicle could care less. Sorry could go on and on about the problems that this has caused us. Got off subject…Thanks so much for ur input its just nice to have someone to speak to about all this…Mrs jackson

Jackson - I’m never very happy with ultimatums in any facet of my life and tend to ignore them! But things may be different for you, so only you can know what to do. You probably won’t do better than 25% on the royalty (though I suppose it’s possible). So the questions are how wedded are you to $1000, how friendly is the contract to you, and how reputable is the company offering you the lease. We’ve been going round with CW now for maybe nine months so things can go slow. - Liz

Mrs. Jackson, I wish you much good luck! I live about 60 feet away from a dirt road (in Wyoming) and can just imagine what it would be like to have rigs and trucks rolling by at all hours. You certainly deserve to be rewarded for all that grief! - Liz

We decided to wait on C-w’s offer. Actually it is a perfectly good offer but we have found out by past pactrice that this company doesn’t always do what they say they are going to do…and attitude does make a difference when you get our age lol…and we ‘aint’ starvin yet.

So if anyone wants to talk to us about leasing our ears are open.

Greg - Thanks for your interest but a good bonus is only a part of the deal! I couldn’t find any drilling activity in Texas by your company - my sincere apologies if I got that wrong (which is possible. I am not an expert.) Ann - we will be signing soon for similar bonuses and royalties to yours. Our attorney and bank trustee said the CW landmen were easy to work with. (New landman in the middle of the negotiations.) Greg seems to have gone away. He pulled his post, he pulled his thread, and he pulled his longstanding (but ignored) request to be my friend. Guess I wasn’t wrong about his company’s lack of drilling activity.

I leased to Clayton Williams. Andy Sanders was the landman I worked with & I have a lengthy addendum. He was great to work with and negotiate with. I got some of the provisions I wanted and gave up some. Lease was $1000/ac with 1/4 royalty free of expense & other good protective clauses.

Liz, maybe he was just a speculator hoping to flip your lease.
