I own 1.2 Acres in rural Taylor County, Texas in an area of small farms/ranches and 1 to 5 acre residential subdivisions. My wife and I bought 5his property with a new home on it 24 years ago and when I enquired about the mineral rights we were told we could not buy them. There are 5 or 6 very old low producing or capped wells a couple of miles north of us and I want my mineral rights to insure nothing ever happens on my land in the future. How do I proceed or is it not worth trying?
Look through your title policy and see if it has any specific mineral reservations listed. Also, your actual deed may include language which reserved all minerals. Both easy checks for you to do before spending money.
Thank you very much Mr Kitchen. I really don’t fear any attempt to drill on my tiny property due to no active explanation in the Potosi rural community just South East of Abilene, Texas. Everything appears to be up in the formation that Jayton, Texas is in. I will pull up my title deed this afternoon.
