Is anyone familiar with this company located in Fort Worth?
I am familiar with them. I could elaborate but would prefer to do that in a PM, except that no longer seems to work for me. They seem fine to me, but then I am just stranger on bulletin board so unsure that should mean much to you. I’m not them 
. A quick search of courthouse records shows that they have closed deals in Pecos recently, so if they offered you X I would expect them to pay X if title due diligence holds up.
