Hi, we are in the UK. Occasionally we have been contacted about family-held mineral rights in East Texas. Over the years, one or two tracts have been leased without result. Now, a land man is chasing us, offering a premium per-acre price to sell. Some tracts, or surveys appear to have wells already, according to the RRC App, such as the A-10 Bermea survey. We need impartial advice!

Im in the Caleb Hollaway survey about 3 miles east of Lufkin of hwy 103 where is your lease located I have looked by my lease and do not see it

This one is in the “Eli Gilliland” survey, Abstract-281.
We are still learning the language of this business, so forgive me if I write something that appears to make no sense!
Our biggest problem at the moment is in identifying exactly where, within the defined Abstract, our land actually lies. Here is the description from the deeds:
All the oil, gas and other minerals in and under 559.5 acres of land, more or less, out of the Eli Gilliland League, A-281, in Angelina County, Texas, being all of the land described in deed dated April 21, 1923, executed by M. Garner de Breteuil, et al in favor of S. B. Hayter and recorded in Volume 58, Page 273, et seq., of the Deed Records of Angelina County, Texas;
I am not yet an expert with the RRC GIS viewer, but I think we are around 2 - 3 miles south of you.
Any advice on how to pin down exactly where the land is would be welcome. We can see from various blogs that it isn’t at all straightforward! I guess we should start by trying to see the “Deed”, but how on earth does one do that?? Online services such as “Countyrecords.com” don’t seem very helpful, or maybe we are not doing it right!
Thanks again for your primary advice of “Don’t sell”. My wife is very disappointed of course - she’d already spent the money in her mind! - but I felt we were not being told the whole story.
