Road Use Agreement going rate

I am asking if anyone has any experience in negotiating Road Use Agreements? What is the going rate per Rod and do these have to be perpetual?

I always use the University Lands Rate & Damage Schedule. Currently it is $40/rod (but it is negotiable). Also, I have been successful in securing an annual usage fee as well. I cannot find rates anywhere, but have been able to get $200-$250/year, payable in advance for 10 year terms. Also, if the road is not used for a 1-year period, the easement expires. Hope this helps.
