Last leasing near you was in 2022 in section 1 to the NE.
Mewbourne is leasing in 14N-22W.
14N is three townships away from 11N. 12-18 miles from 11-11N-25W.

Recieved an offer for $500 per acre bonus and 3/16th royalty
Many lease agents start with 3/16ths, but I always ask for what their 1/5th and 1/4th option are. If the well is productive, the 1/5th or 1/4 royalties may more than offset the bonus value very quickly. The bonus amounts are based upon perceived value of the well and competition in the area. The lease clauses are so much more important than the bonus amount. Always good to get a good oil and gas attorney to look at the draft lease and make appropriate edits. The draft lease is rarely in the mineral owner’s favor.
