Greetings from B34 S183. Getting offers of $150/rod for 10yr lease on gas and crude lines across our property. That price sound about right for these times?
Depends on the diameter of the lines. What diameter are they looking to install?
You want to negotiate a good easement. Remember a rod is a linear measurement. The easement will include areas on either side of the center line. In short, they want acres, not lines. If this is significant area consider hiring an attorney. Also, if there is no power of eminent domain, consider their cost of going around you.
it’s an 8" gas, 6" crude.

Dual line rights for that size easement and pipelines is $300 per rod minimum for both lines. I am sure a local Midland, Monahan’s or Pecos O & G attorney would be better suited to provide going rates
