How would I find out current leasing terms for Rusk County? I have been offered a lease at $250/mineral acre and 1/5 royalty. Can anyone help as to whether these terms are competitive or not? Thank you!
20% royalty is low - I would try for 25% for sure

I agree with Rock man on the Royalty percentage.......but make sure you have a NO DEDUCTION CLAUSE in your lease or the operator/producer can relieve you of part of that royalty percentage and nothing you can do about it. Numerous gas wells being drilled in Panola, Rusk, San Augustine, Cherokee and Smith counties in the last 3 years.
