Sale prices for mineral rights near Section 23, 22N, 2E?

Have there been sales in this area? My understanding is that most of the action is happening in NW Noble county.

Do you want to sale or lease ? How many acres ? There are some good wells in 17-23n-02w and 19- 22n-01e

Ron, I have a lease already. Now, I'm considering an offer to buy and am wondering, first, why I received it right now, since my area doesn't seem to have a lot of activity, and, second, what is a good price. Also, implicitly, whether I should just wait and be patient. It's 23 acres.

Most of the H-wells in Noble co is in the NE to east side. A few wells are in the S side by Logan Co & Payne Co.

I had an offer in NE Noble to purchases my minerals for $1500. A neighbor sold 40 a of his mineral in SE for $1200. In S Noble my offer was $2500.

There has been spacings filed in sections 17,26,27,28, 33. A pooling in 28 and a drilling permit. All horiz.
