First post here. My sister and I own 12 acres each (mineral rights only) in Section 15, T1N, R6W via inheritance. We got a three year lease on it (Bearcat Land) last summer at $500/acre, and have since received several letters offering to buy, one of which mentioned $3600/acre. I live in Colorado, my sister in Texas and neither of us have been to the site, nor do we have any familiarity with the area. I was once told that some or all of the parcel lies within the present city limits of Bray, but other than to locate Brooks Road (my grandfather's name) via Google Earth in Bray have been unable to confirm that. I spoke with an independent land man today who told me $4300 would better represent the market value of our land, but I don't know what his agenda is either. Any information on the value of our property and impending development would be GREATLY appreciated.
Kenneth-hang tight because you will receive a lot of helpful information from people on this forum that are well informed on your area. Whatever you do, think and research before you sell, as your holdings are in an area that is positioned to bring you a nice income sometime down the road (probably sooner than later). You won't find many people here that would advise you to sell your rights. You should begin receiving advise from others on the forum soon. Just be patient is the only advice I can offer you.
I have tracts very close to you. This area is heating up in interest. It is specifically in an area called the Apollo project which you can look up on the Vitruvian website. Not that they said much about it, but the map is there. Geologically, it is in the condensate window of the SCOOP play for the Woodford. I would suggest you look at the most recent investor presentations from Newfield and Continental Resources. Look at the last few in fact, the July through September ones. They will give you the most recent maps. The companies are usually drilling one well to hold the acres at 640 acres spacing, so one section. Then they will come back and drill more wells in each section. Newfield has been the most active with the second phase of drilling, but Continental will get there. Also, read the Garvin, Grady and Stephens forums for the past year to get an idea of what is going on in the SCOOP. Lots of good links at the top of the Garvin page. Most anyone offering to buy want to make money on the deal, not necessarily with your good interest in mind. Most early offers are lowball. Get informed before you make a decision. I am not selling any of my interests as I think this area will be very active for a long time. Some of these wells will last for 25-30 years. Early two years at pretty good rates and later years and low, but predicable rates. The offers are tempting, but you can make much more money in the long run.
Thank you Vicki! I would say we McDonald's have been patient for over 60 years, just as I'm reminded that the original McDonald's restaurant was sold to Ray Crock for a handful of magic beans or some such. I'm certainly looking forward to learning more about what's going on over there.

Lots of good info there, much appreciated. So is there a well currently producing in the 640 acres of Section 15? I looks like it may take some time to come up to speed on all of this.

At the current moment, no producing well in 15-1N-6W.
The SCOOP play (South Central Oklahoma Oil Province-coined by Continental) is fairly new. Drilling focus has been further to the north and east of this section. The very fact that you are getting buyout offers when no drilling has happened for years indicates increasing interest. Whenever I get those kinds of offers, it makes me pay attention to an area and find out what is going on before I make any decisions. Take your time. The folks on the forum are pretty helpful!

Section 15 does not have any producing wells on it...my family owns some of the surface and small mineral interest, the McCasland (Mack Energy)family owns the remainder of the surface as it is a part of where the family originally serttled.

No, I'm afraid I don't. I was knocking around on the site a couple of days ago and ran across a really useful Stephens County Section map with color coded wells and what I assumed were horizontal drilling lines, but have been unable to find it since. Maybe somebody more familiar with the site could ring in here?
