My uncle has been trying to find some information on what to do with his mineral rights he inherited about 10 years ago. He recently started getting a ton of offers from various places. We live in NC, and have no idea where to begin.
Welcome to the forum. Offers may be for leasing or to purchase. Usually the initial offers are “low ball” offers. Care should be used when examining these. You can search land records at: https://okcountyrecords.com/search/ellis#advanced-search Other members will likely provide information about recent activity for this section.
Here are a couple of other helpful links: Oklahoma Reported Production: https://otcportal.tax.ok.gov/gpx/gp_PublicSearchPUNbyLegal.php Oklahoma Well Data Search: http://wellbrowse.occ.ok.gov/
Always good to make sure your uncle’s address is up to date with the current operators in the section.
(Unbridled Resources LLC is currently operating 4 wells in that section)(map attached)
Thanks so much for all the information. I will continue to do some more digging. Im seeing now that Chesapeake sold to four point and I cannot find a lot of information on unbridled. How can I find out if any royalties were owed to him from the past that are maybe in escrow ?
Check with the operators first. Then also check on the OK state treasurer’s site and also the state where your uncle lives.
Here are some websites to use in your search. Pending OCC cases at the following link: http://www.occeweb.com/caseprocessingonline/default.aspx Actual cases if you have the case numbers: http://imaging.occeweb.com/imaging/OAP.aspx Docket proceedings: http://www.occeweb.com/ap/docket_results.html Well activity: http://imaging.occeweb.com/imaging/OGWellRecords.aspx Production: Gross Production
The wells your are trying to match have unique identifying numbers called an API number. 3504523319, 23313, 23020, 23273 You can find them in the well records list. (There are other wells with a surface location in 7, but they go north into 6 or south into 18. Don’t worry about them.)
Unbridled Resources is part of Maverick Resources 1111 Bagby Street, Suite 1600, Houston, TX 77002 They have an owner relations email listed on their website.
There is an Oklahoma Mineral Owners Escrow Acct. https://www.occeweb.com/moeasearch/ that you could check for older unclaimed funds along with the state unclaimed funds website.
Maverick bought Fourpoint and changed the name to Unbridled. Might put that in your notes of operators.
Okay thank y’all so very much. I have sent messages to the operators and it does look like the wells are producing. I will wait to hear back from them and go from there.
Does anyone know anything about lawyers in the area or some one to help us kind of figure everything out? Living so far away is proving difficult to get the information we need.
What kind of information are you trying to get? Much of the info is free and you can find out ahead of time before contacting an attorney. There are attorneys listed in the Directories tab above. You need someone licensed in OK, but they do not need to live in Ellis Co.
Okay, I’ve looked through all the files associated with his Sister, her husband, and my uncle and cannot find any deed that has his name on it directly. The only thing I have is the affidavit of death and heirship which he is listed on. How do I find out where the mineral rights he inherited are within that section ? Also, why would we have received so many different court orders in the past specifically, pooling orders, but never anything from the operators as far as royalties or anything really?
The affidavit of heirship would need to be reviewed in its entirety. If you are not listed thereon then you may need to take action to protect your rights.
Yes it is the same one. I have quite a few more legal documents but that was the one with the best description of the land.
Here is a map that shows lots 3 & 4 and the railroad in Section 7.
Also, in OKCounty Records there appears to be a deed filed in 1950 for this property.
Yeah I’ve seen the deeds that were filed before they passed away. I have those on hand as well as some leases. Thanks for clearing up where lots 3 and 4 are I was having a hard time finding that. Thank you.
In this case Lot 3 is sometimes called NW/4 SW/4 and Lot 4 is sometimes called SW/4 SW/4. The lots may or may not be 40.00 acres. This is due to the curvature of the earth. So Section 1 thru 6 and 7, 18, 19, 30 & 31 are not always 640 acres, sometimes more, sometimes less.
