I am looking to sell my mineral rights in Greenbriar, Doddridge County - about 8 acres. I leased with Antero about 2 years ago, for $2,500/acre. I was wondering how much a fair price would be to sell now? thanks!!
Tom, I sold minerals rights interest on 23+acres in May of this year, all had been leased and permitted by Antero Resources-that is the key " leased and "permitted", I asked for $12,000 an acre and received $10,000 an Acre. if I was to do it over again, I would not take any less than $15,000. might have to wait around a bit for pricing of gas to go back up but I can wait. hope this helps.
Tom, Greenbriar is hot right now, I have seen several Applications to drill by Antero, I will attempt to name a few.
"Sandra" unit 1&2 H." Farm"Unit 1&2H. "Kimberly" Unit 1&2H. "Dukate" Unit 1&2 H. "Bernice" Unit 1H. "Joran" Unit 1H. "Bungee" Unit 1H. Of course these will have to be approved by WV Envriomental folks, process can take 3-5 months, than the permitting, drilling, fracking. It's a long process, and your interest might not be in one of these units.IT ALL DEPENDS ON HOW BAD YOU NEED THE MOOLA. I got this list from the Doddridge Independent Newspaper.
I negotiated about $7k /acre last year....payment isn't until construction starts...(surface owner)....watch that...not a penny yet aside from signing bonus...
I don't know if it's "permitted" yet. If not, how much lower would the offer price be, possibly?

Tom, You said that your unit was leased, that in itself is a plus, the Buyer (whoever) can now say >at least someone is invested in this unit and will probably do something with it, remember, Antero paid you $2500.00 an acre. The units that I sold was leased and permitted and the Buyer jumped on it. I would never had sold mine but I have quite a lot in Doddridge and since I'am 81 years young, the wife and I SAID why not sell a little and LIVE A LOT in our old age, "AND WE ARE".
