Selling surface property/retaining underground storage rights

my family has a lease agreement for underground natural gas storage on property in Rankin county Mississippi. i am interested in how we retain our underground storage rights if we sell the property.

can we legally retain our underground storage rights if we sell the surface property? do we have to keep (not sell) property that has access to injection wells and capped wells? how do we state in the sale documents that we are keeping our underground storage rights and underground storage lease? thanks, claude p. bowie, jr.
