What is a fair price (bonus per acre, plus royalty) for a 5 yr. lease in Shelby County, TX?

It would help if you would state the legal location(Abstract, Section, Block) of your minerals in Shelby County.

Location in the county can make a big difference.

All I know right now is, it is part of the Nathan Davis Survey, A-147 in Shelby County.

I think it is section 49(?)

When asking about your minerals state the A-147 and it is easy to find on the GIS Map. Your minerals are in a prime area of Shelby County. I would say to start with at least $750 per acre bonus money/25% Royalty and no more than a 3 year lease. And make sure the lease states that you will not be paying any part of the processing gathering, treating, compressing dehydrating, transporting and marketing charges. I was going to check on the production of some of the surrounding wells but the RR Commission website is down for maintenance. I can do that later. I think Haynesville Shale is the targeted formation in this area.

It's the Texas Railroad Commission website. They are the overseers of the oil and gas business here in Texas. They have nothing to do with railroads. And no, that doesn't make sense to me either.
