Shut-in Royalties

Can anyone advise me with what the current shut-in royalties and terms of leases?

Not sure what you are asking. I have seen current leases where $5 an acre is offered. More can be asked for. Shut in is a bigger issue where there are not pipelines near the drilling.

I have mineral rights in Tyler County but I have learned a lot about this subject on the Doddridge County Group.

I am in negotiations for a new lease and that amount seems to be so low for them to hold up production til the pipeline is built. Are there pipelines in place in Doddridge and Tyler?

Yes Eureka Hunter pipeline goes north-south thru Tyler, and east-west thru southern Tyler. I have a map from a presentation by Magnum Hunter.

You can get a lot more per acre on the shut-in royalty. I've gotten as high as $65/acre for one of my clients. I have two landmen right now who are saying they may be able to get my clients $100/acre. I'll believe that when I see it, even though these are experienced landmen with a lot of pull at their respective offices.

More importantly, try to get some termination language into the lease. I usually ask that two years consecutive shut-in will kill the lease, or three years in five. I've had one landman ask for three consecutive in Doddridge, based off the lack of infrastructure at that particular well location. I doubt they'll need three in Doddridge, and we're still in negotiations.
