Shut in wells in Weld County

Hello all,

I have two wells on a property in Weld county in which I have a lease with PDC Energy. The wells have been marked as “SI” shut in since 2019! I contacted PDC and they said this is due to offset fracking. Can someone explain what this is to me and how this may affect the fact that they “ have tried” to get it going again with no luck. The company has said they do not have any plans to drill anymore wells in my area but say plans change all the time. However, it seems everywhere around my property they have plans in the works for new pipelines and the wells around my 8.5 acres seem to be doing quite well. I am outside my primary lease terms and do have a shut in clause on the lease. Any suggestions on what my best plan of action should be or next steps.

Frequently wells within a certain radius of fracking are shut in to protect them from the pressure or water hit. Sometimes it works and sometimes it does not. If they pay your shut in royalty in a timely fashion, then you are held by the terms of the current lease. Many of us put a short timeline on that SI clause. If you do not have time limit, then you are stuck with your terms and you can do nothing until they stop paying the shut in royalties on time. Read your lease as it will give you the language.
