South Hylton Ranch

Does anyone have any information on activity in the South Hylton Ranch Unit area? After signing the agreement, Chesapeake offered to buy all our mineral rights in the area but the offer seemed low. Has Chesapeake given up in light of their recent financial situation? Any info would be appreciated. You can post, email to: [email protected], or call 303-817-4793. Thanks.

What was their offer?

They offered $500 per mineral acre for permanent rights.

The highest I've heard being paid on mineral rights in that area is $600/NMA, although I have a client who is considering upping offers in that area to $625. Let me know if you're interested, what you have, and I'll contact them to see if they would like to move forward.

In the South Hylton Unit we have the lease on:

Township 34 North, Range 74 West, 6th P.M. Section 8: N/2, 320 gross acres, 10 net acres. I would be interested in hearing their offer. Do you know of any exploration/drilling in the area?

Frank:

Do you have a lease on the acreage, or do you have the mineral rights?

Tom

Thomas,
Sorry, I wrote that incorrectly. We do own the mineral rights. The deed might still be listed under the name of William Frisino, my uncle. My mother inherited it in 2006 and I hold her power of attorney. We leased it to American Oil and Gas in 2006 for the usual one-eighth royalty. While it was under lease the area went unit, though, so far, nothing has come of it. The lease expired in January of 2013 so, as far as my understanding goes, the area is available for lease or sale of rights. Frank.

I'm pretty sure I can get one or two offers for you better than Chesapeake's. I'll send out the particulars tonight and hopefully I'll get an answer back quickly.

Thanks

Tom

Frank:

So far, I have one buyer who has shown interest in purchasing the mineral rights for $600 per net mineral acre. Would you like to discuss this further, or would you prefer to wait for a better offer? To date, I haven't located anyone wanting to lease in that area.

Thanks

Tom

Thomas:
Sorry for the delay. I'll have to get back to you in a day or two with our decision. I greatly appreciate your interest and efforts. Let me know if there's a better way to contact you. Thanks again. Frank.
