We’ve been approached for a subsurface easement running on the north edge of our property about 600 feet. Do any of you have an idea about fair amount?
Is the easement limited to use of only subsurface, or will they also obtain rights to enter the surface and construce things on your land?
Be very careful and get an attorney. We granted an easement for a pipeline, they lied about the amount of land, promised to pay for the extra land they used, bulldozed our gate and made a road without permission and have never paid us for any of this. We are now in a lawsuit and they are trying to condemn the road they built and take a piece of our farm running through the middle of our land. our attorneys say they will probably succeed in getting 600 foot long by 15 foot wide road running the length of our property, which they have the right to fence cutting our property into thirds. Get an attorney! They started out all nice and “aw shucks mam, we’ll be in and out and make your property better than it was before.” Once they have an easement they can legally steal your land through condemnation if they need more to use and you have no recourse except lawyers and court and that will only delay it.
