It really depends on how much you negotiate for. I imagine they’ve come in offering $1/foot or something similar. You can probably get them up above $5/foot, and if I remember correctly, years ago I worked with a client who got $8/foot. They may not be willing to get that high right now, but it gives you an idea of what is possible. Make sure you get something about damage to property/crops/livestock, make sure the line is temporary, try to get it to renew every six months or so. Definitely make sure it’s not permanent. Make sure they can only access the Right of Way by way of the Right of Way. If they need to use part of your property that’s not on the RoW, make sure it’s well reflected in the agreement and on an attached map/plat. There’s a lot to think about, but you can make some money at this and keep them from annoying you if you structure things right. Good luck!
