I received an offer from Texas Resources Group to buy minerals in Upton County. The area is historically a very low producer and the offer reflected 15 months of past production. I would not sell at a high offer but I considered that to be unusually low. I have gotten offers from others for 100X what they offered.

The punch line here is that there are 6 new wells on the property, each of which have been producing 30K bbl/month since September but the Operator has not begun to pay royalties. I know that and maybe TRC knows that maybe they don’t. If they do know it, that’s not someone I want to do business with. If they don’t know it, that’s not someone I want to do business with. Just a friendly reminder to keep track of what’s going on with your minerals if you’re taking offers to purchase them.

Usually their deed also states that the grantor is deeding all property in the county whether it is listed in the description or not.

We mailed out a few thousand offers and it is often difficult to have each be accurate as for pricing. We do everything we can to increase the accuracy as it as a direct effect upon our success.

The mailed offers our simply the most cost effective form of marketing available to us as a royalty & nonop working interest acquisition company. We choose this method over cold calling because we feel it give the owner of the asset the choice do engage and thus spend their time, only if they so choose.
