I inherited some acreage in Grady County OK, and have been approached about leasing for drilling. The problem is, I don't know if I actually own the mineral rights. Can anyone recommend a local company to search the deeds to see if we owns the rights?
Thanks very much, Fred

Hey, Fred -
Land and mineral title research can be expensive. Especially if I am doing it.
Any Lessee (person or company that leases your land), however, will determine whether you own your mineral rights or not at no cost to you.
You can even add a provision to your lease that they provide you with a copy of their Title Runsheet(s) and Title Opinion(s) on your land.
Hope this helps -

Thanks for the reply. I'll keep you in mind if we need anything in the next few weeks.
Or you can just include a clause entitled "No Warranty of Title" in the Lease and take the money and run. Why should you have to pay to do the title abstractor's job? This means that the Lessee is responsible for determining mineral ownership, and if they screwed up and you don't own any of the minerals, or own less than they paid you for, it's their problem.
