Transferring Oil Rights

My sisters and I inherited some oil rights about 10 years ago in 7n64w. I have just purchased 1/2 of my sister’s share. We already have a lease with Noble Energy and 2 producing wells. I need to know what will be involved with switching the mineral rights over to my name and the royalties with Noble Energy. Also, I plan on getting an attorney to help but I live in Missouri. Should I use my family attorney or would I be better off to work with a Colorado attorney?

I just used this Atty in Greeley, simular situation, http://www.houtchens.com/brandon-houtchens.htm

You need to get the info correct with county, then making changes with Noble is easy.

There are varying levels and items to consider when out of state and ownership - a few options listed in increasing order of cost generally:

1. Deed over whatever you own - broad deed and no title search. If you are out of state, consider using a trust or beneficiary deed to avoid probate. For more details see this blog - Estate Planning for Oil and Gas Mineral Owners

2. Above, plus consider either yourself or engaging a professional to confirm the spacing on all known interests to make sure that you are being paid by each company and each well. Check the COGCC website at cogcc.state.co.us and here are some links for "how to" - COGCC How To's

3. Above, plus hire a landman to run title (generally cheaper than attorneys, but most attorneys should have a contact for this) to attempt to locate each interest in Weld County including exact ownership so that you can correctly verify all Division Orders. If you need a contact on this, also let me know and I can email you a couple if you are having trouble. They generally charge by the day in most instances.
